In our initial conversation we will establish the client's needs, gather essential details about the property, and begin the discussion about budget expectations. This conversation lays the groundwork for a successful collaboration in the upcoming steps of the home staging or decorating process. During the initial conversation, we will also discuss optional dates to meet for a site visit, because the next step is the on-site consultation.
During the on-site consultation for both staging and interior decorating, our goal is to gain a comprehensive understanding of the property, assess its current style, and identify potential areas for improvement. This visit is crucial to crafting a plan that optimizes each room's purpose, and enhancing the property's appeal while retaining its inherent charm. When we enter the home, we pay close attention to its current style. We observe the color schemes, furniture choices, and overall aesthetic.

We aim to identify elements that contribute positively to the space and those that may need adjustment. This initial assessment helps us gauge the baseline and envision how we can enhance the property's aesthetic. We evaluate whether the layout and furniture arrangements optimize the functionality of the space. We consider whether the rooms convey a sense of purpose and flow seamlessly from one to another. Throughout the site visit, we engage in a dialogue with you, the homeowner, to understand your preferences, priorities, and any specific features you would like to highlight.
If staging to sell, ideally our services will be obtained prior to listing. Staging should occur before pictures are posted because the pictures featured in the listing will be the buyer’s first impression. We will define the target market with a demographic analysis and comparison to competing homes on the market. On the site visit, we specifically assess whether personal belongings, such as family photos or highly personalized decor, might detract from the buyer's ability to envision themselves in the space. Our goal is to depersonalize without losing the property's character, creating a blank canvas that allows potential buyers to visualize their own lifestyle within the home. When staging, the exterior of the property is not overlooked. We evaluate the curb appeal and consider whether external furniture or enhancements, such as potted plants or outdoor seating, could elevate the overall presentation. First impressions are crucial, and we want to ensure that the property makes a positive impact from the moment potential buyers arrive.
